For Facility Management & Maintenance

Every contract billed, every call-out closed.

Facility management software that puts each client’s maintenance or cleaning contract on a recurring invoice, sends technicians out on work orders with job cards, draws parts and consumables from stock, and tracks client requests as tickets, all on the same client record and the same books.

  • Work orders per site, with job cards
  • Parts and consumables from stock
  • Contracts invoiced on schedule
  • Client requests on a ticket board

What a Facility Management & Maintenance setup on Flowyana covers.

Flowyana is facility management software for cleaning, maintenance and MEP service companies that look after villas, towers, offices and retail sites. Contracts bill on schedule, client requests are tracked as tickets, each visit is a work order with job cards for your technicians, parts and consumables come out of your own stock, and everything posts to the same books.

Facility companies juggle many sites, many staff and many small jobs inside one contract. A call-out is attended and never recorded. A part used on site is never charged as extra work. A contract renews and nobody raises the invoice. Flowyana keeps the contract, the requests, the visits and the money on the client’s record, so the operations team and the accounts team see the same picture.

As maintenance management software for annual maintenance contracts (AMCs) and cleaning company work, it suits a maintenance company in Dubai, a cleaning contractor in Riyadh, a facilities firm in Pune or an MEP service team in Doha. Invoices carry VAT or GST at your rate, amounts follow your currency, and work orders and invoices can print with Arabic and English labels.

The workflow

How facility management & maintenance run on Flowyana.

  1. Contract

    The agreement, billing itself

A recurring contract per client, invoiced on its cycle with tax.

  2. Request

    Calls become tickets

Client requests land as tickets with a priority, a category and an owner.

  3. Attend

    A work order per visit

The site address, the equipment and the issue, with job cards for each technician.

  4. Close

    Parts, hours and invoice

Parts and labour are recorded on the job, and extra work is invoiced from the work order.

Common problems

What it fixes.

In depth

A closer look.

Work orders and job cards for each site visit

A work order names the client, the site or service address, the equipment number and description, the issue reported, a scheduled date and a promised date. Job cards split the visit into pieces of work, each with a technician, an estimate and a stage on the board. Labour is logged with a start, an end and an hourly rate. When every job card is done, the work order is complete, and extra work outside the contract can be invoiced from it in one step.

  • Site address and equipment on every work order
  • Job cards per technician on a board
  • Labour by time with a rate
  • One-step invoice for chargeable work

Contracts that invoice themselves

Annual maintenance contracts and monthly cleaning contracts run as subscriptions: the client, the price, the tax rate, the cycle and the renewal day. Each go-live and renewal raises a tax invoice for the period through Sales, and payments against it count towards the contract’s total paid. Pause a contract with a reason, cancel it with a credit for the unused share, and see active monthly recurring revenue on the dashboard. On the Repair & Service Business plan, recurring billing for contracts is included.

  • Weekly to yearly cycles with a fixed renewal day
  • Tax invoice on every renewal
  • Pause, resume and prorated cancellation
  • Recurring revenue on the dashboard

Client requests as tickets

With the Support Desk, each request is a ticket with a stage, priority, category, owner and due date, moving across a board you design. Tickets link to the client, so whoever answers sees who is asking. On the Support Business plan, a ticket can be split into jobs, each with its own assignee, estimated and actual hours and a due date. When a request needs a site visit, your coordinator opens a work order for it.

  • Tickets with priority, category and due date
  • Linked to the client record
  • Jobs inside a ticket on Support Business
  • WhatsApp and email in one inbox from Growth

Stock, staff and the books

From the Growth plan, parts and consumables are stock items in your warehouses, purchasing covers suppliers and bills, and accounting posts invoices and payments to your books. On the Business plan, stock moves between warehouses and branches, and automation rules can assign tickets, flag late work orders and create renewal tasks. HR & Payroll can be added for rosters, attendance and payroll.

  • Parts stock and purchasing from Growth
  • Warehouses and transfers on Business
  • Automation rules on Business
  • HR & Payroll as an add-on

Questions

Asked by facility management & maintenance.

What is the best facility management software in the UAE?

For a UAE maintenance or cleaning company, the best fit is FM software that ties contracts, call-outs, parts and VAT invoicing to the same client and the same books, and Flowyana does that on one platform. It has no planned preventive maintenance scheduler, SLA timers or technician app as of October 2026.

Can Flowyana manage annual maintenance contracts?

Yes. An AMC can run as a subscription that raises a tax invoice on every renewal, and each visit under it is a work order with job cards, parts and labour.

Is Flowyana cleaning company software?

Yes, for the business side of a cleaning company: contracts that invoice on schedule, client requests as tickets, work orders per site with job cards for each team, consumables from stock, and accounting on one platform. Staff rosters and attendance come with HR & Payroll as an add-on.

Does it schedule planned preventive maintenance visits?

Not automatically. There are no maintenance plans that create visits on their own as of October 2026. Each work order has a scheduled and a promised date, and a contract renewal can create a task for your team through an automation rule on the Business plan.

Can I track each site and each piece of equipment?

Each work order holds the site address and an equipment number and description, and you can search work orders by equipment number to see every earlier visit. There is no separate asset register for client equipment.

Can a ticket become a work order?

Not in one step. The ticket and the work order are on the same client, and your coordinator opens the work order when a visit is needed. On Support Business, a ticket can also hold its own jobs with assignees and hours.

Does it have SLA timers?

No. Tickets carry a priority and a due date, and work orders carry a promised date, but there are no SLA policies or timers.

Is there a mobile app for technicians?

Technicians use the same workspace in their phone’s browser. There is no separate app, dispatch map or route planner.

Can clients log requests themselves?

Clients can reach you through the website chat widget, WhatsApp or email, and your team opens the ticket. There is no client portal for logging requests.

Is there facility management software for Saudi Arabia and India too?

Yes, Flowyana works the same for facility and maintenance companies in Saudi Arabia, India and beyond. Invoices carry VAT or GST at your rate, such as 5% UAE VAT or 15% Saudi VAT, amounts follow your currency, and documents can print in Arabic and English.

Which Flowyana plan fits a facility management company?

Start on the Repair & Service plans. Work orders come with every plan, with parts stock and accounting from Growth and recurring contract billing on Business. Support Desk and HR & Payroll can be added, or bought as their own plans.
