For Property Management

Every lease billed, every deposit accounted for.

Properties hold their units, each lease carries its rent, billing day and deposit, and rent invoices raise themselves every period. Tenant statements, expiring leases and overdue rent are always in view.

  • Properties with units and tenants
  • Recurring rent invoices on schedule
  • Deposits held as a liability
  • E-signed agreements on Growth and Business plans

What a Property Management setup on Flowyana covers.

Flowyana is property management software for landlords, property managers and real estate leasing companies. Properties hold their units, each lease is an agreement with rent, billing day and deposit, rent invoices raise themselves every period, and the tenant statement shows what is owed. It runs on its own or alongside accounting and CRM.

Rent is regular, and that is exactly why it slips. A lease renews on paper while the invoices stop. A deposit is received and never recorded as a liability. A tenant asks for a statement and it takes an afternoon. Flowyana treats a lease as an agreement with a start, an end and a billing pattern, so the money follows the paperwork.

It suits a Dubai landlord with a handful of apartments, a Riyadh compound manager, a Mumbai housing society office or a property company with several buildings. VAT or GST, currency decimals and documents follow your country settings, and agreements can print in Arabic and English.

Common problems

What it fixes.

In depth

A closer look.

Properties, units and tenants

A property records its type and address, and its units are listed under it, so a building with twelve flats or a compound with villas is one property with its units. Each unit can carry a rate, an area, a tax rate and a status of available, reserved, rented, maintenance or retired. Tenants are clients shared with sales and CRM, so one record serves every module, and enquiries can be tracked as leads before they sign.

  • Properties with units listed under them
  • Rate, area and tax per unit
  • Availability so a unit is not let twice for the same period
  • Tenants shared with CRM and sales

Rent schedules, recurring billing and deposits

A lease is an agreement on one or more units, with rent, billing day, deposit and the dates. Rent can be billed monthly, quarterly, half-yearly or yearly, in advance or in arrears, and each period becomes a sales invoice with the right tax. Escalation steps rent up on a schedule. Late fees apply after your grace days. Deposits are held as a liability and settled when the lease closes. Pay links on invoices work where a supported gateway is available, from the Growth plan.

  • Monthly to yearly billing cycles
  • Rent-free periods, proration and escalation
  • Deposit held, refunded or applied at close
  • Auto-renewal and notice periods

Agreements and e-signature

A rental agreement prints on your template, bilingual if you want it. On Growth and Business plans, agreements can be sent for electronic signature, and you can make a signature required before check-in. Flowyana produces an advanced electronic signature, not a qualified one, and does not use national ID schemes such as Aadhaar eSign. Whether a signed agreement is accepted, or must also be registered with an authority, depends on your country’s law.

  • Agreement document on your template
  • E-signature on Growth and Business plans
  • Signature can be made mandatory before hand-over

Maintenance, accounting and reports

On the Business plan, maintenance requests can be logged as work orders against the property, with technicians and parts. Rent invoices, receipts and deposits post to the same books as the rest of your business, so there is no re-keying into accounting. Growth adds accounting, bank reconciliation and CRM. A dashboard shows utilisation, expiring agreements, overdue invoices and deposits held, and rental reports run by period and branch.

  • Maintenance work orders on Business
  • Rent posts to accounting on Growth and above
  • Expiring leases and overdue rent at a glance

Questions

Asked by property management.

Is Flowyana property management software for landlords?

Yes. It holds properties and their units, tenants, leases, scheduled rent invoices, deposits and tenant statements, and it works for a single landlord or a property company.

Can rent be billed automatically every month?

Yes. Each lease has a billing pattern, monthly to yearly, in advance or in arrears, and every period raises a sales invoice on schedule, with proration for part periods.

How are tenant security deposits handled?

Deposits are held as a liability, not income. When the lease closes the deposit is refunded and deductions go on the closing invoice. Unsettled deposits are flagged to your team.

Does it support e-signature for tenancy agreements?

Yes, on Growth and Business plans. Agreements can be sent for electronic signature and made mandatory before hand-over. It is an advanced electronic signature, not a qualified one.

Can tenants raise maintenance requests?

Your team logs them. On the Business plan, maintenance requests become work orders against the property. There is no tenant portal where tenants submit requests themselves.

Does it work in the UAE, Saudi Arabia and India?

Yes. Invoices carry VAT or GST at your rate, amounts follow your currency, and agreements can print in Arabic and English. Flowyana does not file tenancy registrations with authorities, so keep any local registration separate.

Can I charge service charges, parking or utilities with the rent?

Yes. Itemised charges can be added to the agreement, one-off or recurring, and they bill with it.

Does rent go up automatically each year?

Rent can escalate on a schedule by a percentage or a flat amount, set on the charge.

Can tenants pay rent online?

Invoices can carry a pay link where a supported gateway is available, from the Growth plan. There is no tenant login or portal.

Can I start with rentals only?

Yes. Rentals has its own published plans with no fee per unit. Accounting and CRM come in on Growth.
